The project “Green Communities Small Dolomites houses for 1 euro” is starting with which the Union is looking for uninhabited properties, in any state of conservation, whose owners are willing to sell them at the symbolic price of 1 euro.
The Unione Montana Pasubio Piccole Dolomiti has launched an innovative initiative called “1 Euro Houses”, part of the “Green Communities Small Dolomites” project financed by PNRR funds. This project aims to enhance and redevelop the building and environmental heritage of the member municipalities, promoting the residential and attractiveness of the mountain area.
Purpose of the Initiative
The local heritage of the Unione Montana Pasubio Piccole Dolomiti consists of a variety of small material riches, such as villages, rural centers, buildings and churches, and intangible elements, such as history, traditions, dialects and gastronomy.
The territory is not just a physical place, but contains the history of the people who lived and worked there in the past. The participation of the population and local actors is essential for an evolutionary path.
In recent years, a process of recovery of cultural and environmental heritage has been launched, with initiatives for the enhancement of tourism and culture and territorial development projects. These projects aim to create synergies between tourism, environment, residential, culture, agriculture, crafts and industry.
In the Little Dolomites, innovative ideas have emerged to enhance the territory, strengthening the sense of belonging and identity, and presenting it to visitors with new approaches. This contributes to the creation of a contemporary and future identity, favoring the maintenance of the local population. In this context, the “1 Euro Houses” initiative finds its effectiveness with these purposes:
– Architectural-historical recovery: Redevelop buildings from an architectural-historical-artistic point of view for landscape purposes.
– Curb the exodus of mountain populations: Create attractive residential conditions to reverse the trend of abandonment of mountain areas.
– Redevelop the urban-building fabric: Encourage the residential settlement of families, tourist-accommodation activities and shops or craft workshops.

THE KITCHEN – Some are the typical dishes to be tasted in the municipalities belonging to the Union. A traditional dish of Recoaro, gnocchi with fioretta that were produced in ancient times in the mountain huts by mixing the “fioreta” (semi-liquid ricotta that resurfaces during the first processing of milk) with white flour and salt, to form spoon gnocchi that were cooked in boiling water and seasoned with plenty of melted butter from the malga and grated aged cheese. To protect the dish, the Venerable Confraternity of the Gnochi with the Fioreta was born, and they can be tasted in the mountain huts still in operation today or in the restaurants in the area.

The 1 euro houses project
The main objectives of the initiative include: Revitalization of mountain districts: Elimination of risks to public safety deriving from the danger of collapse of dilapidated houses. Encourage the establishment of new families and economic activities, economizing recovery costs through the involvement of private individuals.
The initiative of the Union of Municipalities involves all the member municipalities which are:

Currently, the Municipality has drawn the attention of the owners of uninhabited houses, inviting them to declare their interest in putting the property up for sale at a symbolic price. Then the initiative will continue in successive phases.
Publication of Public Notice: Acquisition of expressions of interest from private property owners (by April 2025).
Definition of recovery interventions: Management of administrative obligations and definition of permitted interventions (by July 2025).
Identification of the buildings intended for the project: Selection of the properties and the selection criteria of the private parties involved (by September 2025).
Publication of the Public Notice for the purchase of properties: Expressions of interest from parties interested in the purchase (by October 2025).
Publication of the List of 1 Euro Houses: Indication of the buildings for which expressions of interest have been received (by February 2026).
